The Heights is a residential neighbourhood of established single-family homes along the south slope of the Westminster hills along the Burnaby border at 10th Avenue. The area’s elevation means many homes have spectacular eastern views up the Fraser River to Mt. Baker.
Neighbourhood amenities
The Heights is a quiet family-oriented neighbourhood that offers easy access to commercial shops and services along East Columbia in Sapperton as well as the Burnaby border.
East Columbia offers an array of neighbourhood shops like Banana Lab and Cap’s The Original Bike Shop, eateries like Thai New West and Fratelli Bakery.
It’s also perfectly situated between two of New Westminster’s largest parks, Hume Park and Queen’s Park. It’s just across 10th Avenue from Burnaby’s Cariboo Park which offers tennis courts, sports fields and a playground.
The Heights is well-situated to Royal Columbian Hospital, one of New Westminster’s largest employers. More health care employment is expected to be attracted to the area in future years as the hospital is expanded.
The neighbourhood is close to two SkyTrain stations. It’s also easily accessible to major thoroughfares like Highway One and 10th Avenue that take commuters to Vancouver, Burnaby and beyond.

The Heights real estate
The Heights is mostly comprise of detached houses. Condos are available but are usually in low supply. The majority of condos sold in the past five years have been built in 2004. Townhomes are rare in this neighbourhood .
