Connaught Heights is a mostly residential area located in the west end of New Westminster. It is bordered by 10th Avenue in the north and Stewardson Way in the south, and lies between 20th Street and Marine Drive.
The neighbourhood offers a charming mix of well-kept single family homes from the 1970’s and 80’s, as well as newly-built modern homes. The area has numerous family-friendly parks and two elementary schools. Two high schools are only a short distance away. Residents of Connaught Heights enjoy beautiful views of the Fraser River, easy access to transit and shopping.

Connaught Heights is a neighbourhood in the trending city of New Westminster.
The province’s oldest city, and its original capital, is in the midst of a resurgence as new residents are attracted by its historic character and its modern, urban vibe.
The nearby waterfront Quay has been redeveloped into a linear park anchored at the west end by a beautifully landscaped esplanade and at the east end by the award-winning Pier Park with its breathtaking views up and down the Fraser River and three bridges that cross it. In the middle is the River Market with boutique eateries and artisanal shopping.
The Quay is also the focal point for many of the city’s annual celebrations and festivals, including Canada Day fireworks, Riverfest, a multicultural festival and artisan market.
Connaught Heights features neighbourhood shopping along 20th Street and the city’s busy Uptown business district is nearby. The popular microbrewery Steel & Oak is just a short stroll down the hill.
Parks in the neighbourhood include Grimston, Connaught Heights and Willard.

The 22nd SkyTrain station is located near the southern edge of Connaught Heights. Buses run through the neighbourhood that connect commuters in the area with a direct routes to the station. Major roads surrounding Connaught Heights include Marine Way, Marine Dr, Stewardson Way and the Patullo Bridge which offer access to Vancouver, Richmond, Surrey, Burnaby and Coquitlam.

Connaught Heights is mostly comprised of single family detached houses. The neighbourhood is on an upward trend with houses costing as much as $1.4 million. There is a quite a large discrepancy between the average price of older vs homes in this neighbourhood.
