Based on our recent deal tracker, the Garbutt + Dumas Real Estate Team has recorded 966 completed sales with sold prices, representing more than $923 million in total sold volume. Since 2018 we have averaged over 100 sales per year, and over $100 million sold per year.
That includes everything from entry-level condos in the $300,000s and $400,000s, to family townhouses, character homes in New Westminster, Burnaby detached homes, North Vancouver houses, Port Moody properties, and luxury sales over $3 million, $4 million, and even $6 million.

The takeaway is pretty clear: New Westminster is our core market, but our work extends heavily into Burnaby, Vancouver, Port Moody, Coquitlam, North Vancouver, Surrey, Langley, and Port Coquitlam.

New Westminster Is Still Our Core Market
If there is one city that stands out the most, it is New Westminster.
Our tracker shows 377 New Westminster sales, with more than $333 million in sold volume. That is by far the largest share of our business.
That makes sense. New Westminster has been one of our main markets for years. We know the buildings, the neighbourhoods, the strata complexes, the older houses, the character homes, the Quay, Uptown, Sapperton, Glenbrooke North, Queen’s Park, Fraserview, Victoria Hill, Brow of the Hill, and the West End.
New Westminster is also a market where local knowledge matters.
A condo at the Quay is not the same as a condo in Uptown. A townhouse in Fraserview is not the same as one in Victoria Hill. A detached home in Queen’s Park is not the same as one in Moody Park, Glenbrooke North, Sapperton, or Connaught Heights.
Buyers often compare New Westminster to Burnaby, East Vancouver, Coquitlam, Port Moody, and North Vancouver. Sellers need to understand how their property fits into that comparison. That is where experience helps.

Burnaby Continues To Be a Major Part of Our Business
Our recent sales data shows 101 Burnaby sales, representing roughly $91 million in sold volume.
Burnaby has a wide range of property types and buyer profiles. We have sold condos near Brentwood, Metrotown, Edmonds, Lougheed, and Hastings, as well as townhouses and detached homes in established neighbourhoods.
A Brentwood condo buyer is often comparing newer towers, strata fees, views, parking, and transit access. A detached-home buyer in North Burnaby may be comparing lot size, school catchments, renovation quality, redevelopment potential, and proximity to Vancouver.
For sellers, Burnaby can be a strong market, but the strategy needs to match the property. A condo, townhouse, duplex, and detached home all need a different approach.
Port Moody and Coquitlam Are Important Markets for Us
Port Moody and Coquitlam are also major parts of our business.
Our tracker shows 87 Port Moody sales and 77 Coquitlam sales, combining for more than $162 million in sold volume.
Port Moody has always had a strong lifestyle pull. People like the trails, the breweries, Rocky Point, the waterfront, the SkyTrain, and the smaller community feel. We have helped clients buy and sell condos, townhouses, and detached homes throughout Port Moody, including areas near St. Johns, Klahanie, Heritage Mountain, Noons Creek, and the waterfront.
Coquitlam has been a strong market for families and buyers looking for more space. It includes everything from high-rise condos around Coquitlam Centre and Burquitlam to townhouses, detached homes, Burke Mountain properties, and older homes with longer-term upside.
For many buyers, the decision is not just New Westminster vs Burnaby. It is often New Westminster vs Port Moody, Coquitlam, North Vancouver, or East Vancouver depending on lifestyle, commute, schools, and budget.

North Vancouver Is Becoming a Growing Market for Garbutt + Dumas
North Vancouver has become a more meaningful market for our team, especially over the last few years. We have been involved in over 50 North Vancouver sales, representing approximately $73 million in sold volume.
The biggest shift came in 2024, which was our strongest North Vancouver year to date. That year, we were involved in 12 North Vancouver sales, totaling roughly $25.9 million in sold volume, with an average sale price of about $2.16 million.
More recently, North Vancouver has continued to be a market where we are helping both buyers and sellers. Since the start of 2024, our team has been involved in roughly 19 North Vancouver sales, representing approximately $37 million in sold volume.
We Represent Both Sellers and Buyers
One thing the data makes clear is that our business is balanced. We are not just a listing team and we are not just buyer agents.
From the deals with sold prices recorded:
- 513 were seller-represented sales
- 453 were buyer-represented purchases
Representing sellers keeps us close to pricing, presentation, marketing strategy, buyer feedback, offer negotiation, and what it takes to get a property sold. Representing buyers keeps us close to how buyers think, what they notice, what they ignore, where they hesitate, and what makes them feel confident enough to write an offer. The two sides help each other.
When we list a property, we understand how buyers are comparing it. When we help a buyer, we understand how listing agents and sellers are likely to respond.
Sale Price to List Price Performance
Another interesting part of the data is the sale-price-to-list-price ratio.
Using the records with both list price and sold price recorded, our overall results were:
- Seller-represented listings averaged 100.3% of list price
That means, across different market conditions, our listings have sold slightly above asking on average. For sellers, sale price to list price ratio can help show how well a home was positioned, priced, marketed, and negotiated.

The best listing years were clearly 2021 and 2022, when many homes were selling above asking and competition was high. That was especially true for well-priced homes in strong locations.
Even in more balanced years, the goal is not just to chase a high ratio. The goal is to price properly, create demand, and get the best result the market will support.
Our Price Range Is Wide
One of the more interesting parts of the data is the price range.
From 2018 to May 2026, our sales include:
- 120 sales under $500,000
- 340 sales between $500,000 and $750,000
- 184 sales between $750,000 and $1,000,000
- 185 sales between $1,000,000 and $1,500,000
- 86 sales between $1,500,000 and $2,000,000
- 51 sales over $2,000,000
That range matters. It shows we work across a lot of different buyer and seller situations.
A $500,000 condo sale needs a different strategy than a $1.2 million townhouse. A $700,000 buyer has different concerns than someone buying a $2.5 million house. A first-time buyer needs different guidance than a family selling a long-time home or an estate preparing a property for market.
There is no one-size-fits-all approach.
