What These Spring 2026 Condo Sales Tell Us

The New Westminster and Burnaby condo markets are active, but selective.

Buyers are not chasing every listing. They are comparing closely and looking for value. The strongest results are coming from homes that are priced properly and offer something buyers can clearly understand.

A few themes stood out.

Special condos can still sell over asking

The clearest example was 404 270 Francis Way, which sold for $65,100 over asking.

That result is important because it shows buyers will still compete for the right condo. This was not a standard unit. It had penthouse positioning, 3 bedrooms, a large rooftop deck, river and mountain views, and 3 parking stalls.

In a selective market, unique homes can still outperform when they offer rare features and are positioned properly.

Larger floor plans are still attractive

Several of the New Westminster condos were over 1,000 sf, including 307 1240 Quayside Drive, 209 580 Twelfth Street, 404 270 Francis Way, and 1801 188 Agnes Street.

Buyers continue to value usable space, especially when the layout works well and the home includes outdoor space, parking, and storage.

Renovated and well-presented homes have an advantage

The renovated condo at 209 580 Twelfth Street is a good example. Updated kitchens, bathrooms, flooring, and overall presentation help buyers feel more confident.

In today’s market, presentation matters.

Views and outdoor space remain important

The sales at 404 270 Francis Way, 1801 188 Agnes Street, 307 1240 Quayside Drive, and 503 4289 Hastings Street all show how much buyers value views, natural light, balconies, patios, and outdoor space.

Some condos sold quickly. Others required negotiation.

The most successful condo sales are the ones that are positioned clearly against their competition.

For sellers, that means understanding the building, the neighbourhood, recent sales, and what similar condos are currently listed for.

For buyers, it means comparing more than just price per square foot. Layout, strata history, building condition, parking, storage, views, exposure, and resale value all matter.

Burnaby Condo Market Takeaway

The Burnaby condo sales in this group show a similar pattern.

Good condos are selling, but buyers are selective. In Vancouver Heights, the Modena sale showed demand for boutique buildings, larger layouts, views, outdoor space, and walkable neighbourhoods. In Sullivan Heights, the Edgewood Place sale showed demand for more affordable concrete condos near Lougheed, SkyTrain, and major transit connections.

Burnaby remains a strong condo market, but sellers still need to be realistic on price and presentation.
