After 76 days on market, the home sold below list price. This is a good example of how buyers can find opportunity in a slower market, especially when a home has a more specific buyer profile, fewer bathrooms, older construction, or unfinished space.

These six detached home sales show that the New Westminster real estate market is active, but selective.
The strongest results came from homes that were well-presented, renovated, family-friendly, and located in high-demand neighbourhoods. 56 Seventh Avenue in Glenbrooke North and 80 Courtney Crescent in The Heights both sold over asking, showing that buyers are still willing to compete for the right property.
At the same time, not every home sells over list price. Several of these sales required negotiation, and one took 76 days on market. That is the reality of the current market.
